Do you require up-front payment?
As is typical in the construction industry, a deposit for materials is required. Also, because of past last-minute cancellations, we ask for a 10% deposit to hold your spot on the production calendar. Depending on how much work we’ve completed behind the scenes, part of this security deposit may not be refundable. Please contact us for further details.
Therefore, the payment schedule is as follows:
- 10% deposit to get on the schedule
- 50% deposit due 6-8 weeks before your scheduled start date (10% + 40%).
- Remaining 50% due at the end of the final walk through.
We say final walk through because we’ll have several walk throughs prior to the final to identify any punch list items that need to be completed to make you 100% happy with your project. Your assigned production team will routinely check in with you to make sure we’re headed in the right direction.
Do you offer free estimates?
Depends! If you live an hour away and would like a bunch of custom designs, we’d like to be compensated for our time. However, 99% of the time, estimates are free 🙂
What forms of payment do you accept?
We accept cash, check, debit cards, credit cards, and ACH. Digital invoicing is available for convenience.
How long does it take to receive an estimate after the site visit?
We strive to have estimates to you within 24 hours of the site visit. However, depending on the complexity of the project, it could take several days.
Once I receive my estimate, how do I get on the schedule?
Simply approve the estimate through the link in the email provided and forward the deposit whenever you’re ready. The sooner you forward payment, the sooner we’ll be at your house. We’ll lock in your start date and send a confirmation. Keep in mind that on a Monday, we might not have any clients reach out to schedule their projects, and on Tuesday, we might have several. Waiting one day could push your potential start date back several weeks or a month.
How long is your lead time?
Lead times vary by season, but typical scheduling runs, at a consistent minimum, 6–8 weeks out year-round. Smaller repairs may be scheduled sooner. At Decked Out, we’re changing the entire construction game – Check out our Production Calendar here!
What products do you build with?
We work with all of the major composite decking brands and can recommend the best option for your budget and design. We also specialize in exotic hardwoods like Brazilian Ipe, cumaru, tigerwood, cedar, teak, and more.Â
Do you recommend using concrete forms or setting deck posts in concrete?
Both. Each method has a specific use. We typically recommend concrete forms (sonotubes) for longevity and drainage, but the majority of the time, we will set posts in concrete when the soil conditions are appropriate. It’s also up to the client if they have a preference. They are both easy to install.
Do you offer repairs or new construction only?
 We offer both. We offer new construction builds, commercial or residential, total deck replacements, partial deck rebuilds, and a wide variety of spot repairs.
Are you licensed and insured?
Yes. We carry a State of Florida certified General Contractor’s license number CGC1537238. The State of Florida requires proof of current insurance to maintain state licensure. Regardless, we carry full general liability insurance $1,000,000/$2,000,000 and workman’s compensation for all projects.
Do you offer a warranty?
Yes. All DECKED OUT workmanship includes a 1‑year warranty. However, we cannot be held responsible for acts of God.
Additionally, each materials manufacturer (TimberTech, Trex, Deckorators, etc.) has different warranties for different products. Be sure to ask us which products have an included 25-year, 35-year, and 50-year warranty! Yes, some deck boards have a 50-year warranty, and I, for one, wouldn’t live long enough to see the end of that warranty period haha!
